SIZE REQUIREMENTS
The main residence shall be the first improvement to be constructed or placed on each Lot, unless otherwise approved. The single family residence located on any Lot must have a minium of eight hundred 800 square feet of living area for a single story, or 600 square feet of living area on the main floor in the case of a multiple story residential structure.
*** You may not lodge horse or other livestock without first completing your primary residence. Owners must be living within their primary residence, on the property, to maintain and care for animals.

CONSTRUCTION PERIOD & TRAILERS, CAMPERS, STORAGE
Construction must be completed within 1 year of approval.
Except During the period OF APPROVED CONSTRUCTION WITH COUNTY PERMITS, no trailer, or shed, shall be permitted on any Lot. Any trailer, or shed, to be placed on a Lot must have the prior written approval.
Note: Sierra Brooks is a people friendly community with "typical" residential housing. Sierra Brooks is not an RV or trailer park, campground, or storage facility, including storage for non-op vehicles, building materials, recreational vehicles, trailers, horses and animals, etc. Complete your primary residence first.

MINIMUM REQUIREMENTS FOR SBPOA ARCHITECTURAL COMMITTEE APPROVAL - Revised November 23, 2009
Sierra Brooks is zoned RR-1 (see full ordnance 423-428 chapter 15.12.190 for details and setback requirements.
Pursuant to the provisions and authority given the Architectural Control Committee, per Article XI in the CC&R’s and per Articles II and III sections 1-6 of the governing documents (Download or View CC&R’s), the following items are required by the Architectural Control Committee prior to approval for any structures or improvements placed on any lot, home, add-ons to existing homes, decks, porches, fences, storage buildings, sheds, barns and animal shelters, including temporary or permanent structures. NO STRUCTURE OR IMPROVEMENT CAN COMMENCE PRIOR TO THE APPROVAL OF THE ARCITECTUAL CONTROL COMMITTEE.
1. All lots must have property lines strung and corners of the structure staked.
2. The front yard set back of 35’ must be complied with during the course of construction.
3. Written permission must be acquired by the Sierra Brooks Property Owners Assn. and a permit issued by Sierra County, if you are going to live in a mobile trailer during construction of the dwelling. (Article III Section 5 of the CC&R’s)
4. A plot plan showing existing or proposed structures and if applicable, proposed improvements.
5. A floor plan and foundation plan with the square footage noted, overhang and roof pitch (it is suggested the roof pitch be 4/12 or greater) The roof must meet the Sierra County snow loads. All structures must be out on a permanent foundation per Sierra County Building Code.
6. Elevation prints showing all 4 side views of any proposed structure, listing of building materials, siding type, roofing materials and amount of over hang (1 1/2’ min.) Exterior color chart, listing color of sides, trim and roof. Colors should be earth tones such as browns, beige, greens, golds, grays, ect. No reflective siding or reflective roofs. The structure and colors are to conform with the aesthetic surroundings.
7. Set back requirements are (Article III, Section 1) Front set back is 35’. Rear set back is 30’ per County code 15.12.060. Requires a 100’ set back from high water line from any lake, reservoir, river, stream, creek or spring, must be clear of buildings, structures and sewage facilities. The County will accept a variance due to hardships.
8. No sign of approved size may remain on the property after final construction for more than 30 days.
9. All manufactured and modular homes must meet Sierra County building codes (snow loads and over hangs) and pass the Architectural Control Committee’s review.
10. Three sets of plans are required. Two for the Building Department and one set for the Architectural Control Committee’s review.
11. All rubbish, trash and garbage shall be removed regularly from the lot during construction.
12. Pursuant to Article III, Section 6, (type size, location) THE MAIN RESIDENCE SHALL BE THE FIRST IMPROVEMENTS TO BE CONSTRUCTED OR PLACED ON ANY LOT. Except as noted : No building or structure of any type (including garage) shall be located between the primary residence structure and the front set back line of a particular lot.
13. Five days are required by the Committee to approve and return your building plans.
